We recently finished an insulated patio in Sutherland that gives one local family a proper outdoor room by the pool. It pairs a Versiclad insulated roof with motorised outdoor blinds, so the space stays cool, private and usable in almost any weather. This is a good example of how the right roof and the right blinds work as one system, not two separate jobs.
The home is in Sutherland, in the heart of the Sutherland Shire. The owners had an older patio that no longer suited how they lived. They wanted more room to entertain, more privacy, and a safe, shaded spot for the kids and pets near the pool. Here is how the project came together.
This was a single connected project. We removed the old patio and built a new free-standing structure finished in Surfmist. Over the top went Versiclad insulated roofing. Along the open sides we fitted Zipscreen outdoor blinds that drop down at the push of a button.
The result is a large, open patio that sits beside the pool and outdoor kitchen. With the blinds up, it feels open to the garden. With the blinds down, it becomes a sheltered room. The owners can switch between the two in seconds.

The owners came to us with a clear list of goals. They wanted:
They also wanted more usable living space without the cost of a full home extension. An insulated patio with outdoor blinds ticked every box.

We designed the patio as a free-standing structure. That means it stands on its own posts and does not rely on the house for support. This gave us freedom to place it where the family needed it most, next to the pool and the outdoor kitchen.
The roof is a flat skillion design. It is simple, modern and sheds water to one side. We ran the fall to a 160mm triangular profile gutter, then piped the water to the stormwater system so the deck stays dry.
The last piece was privacy and weather control. Rather than build solid walls, we used outdoor blinds. They let the family open the space right up on a nice day, then close it in when the wind picks up or the neighbours are home. This is what makes the patio work as one connected space.
Good materials are what make an outdoor room last. Here is what went into this build and what each part does for you.
The roof uses a 75mm Versiclad insulated panel. The panel has a foam core between two metal skins. That core slows heat coming through the roof, so the space stays cooler on hot days and holds warmth better on cool nights.
The same core cuts down noise, so rain sounds like a soft patter instead of a roar. The underside is a clean, flat ceiling in Surfmist.
The frame is aluminium, supported on SHS150 aluminium posts. Aluminium does not rust, so it suits a poolside spot where there is splash and moisture.
The white frame and Surfmist gutters give the patio a crisp, modern look that works with the pool and glass fencing.
The outdoor blinds are Zipscreen 2.0 with a 95 per cent block-out mesh. The edges of the mesh run inside tracks, so there are no gaps down the sides and the blinds hold firm in the wind.
They are motorised, with remote and app control. You can raise or lower them from your phone or a handset. Drop them down for shade and privacy, or when rain is blowing in. Lift them up to open the room to the garden. The 95 per cent mesh blocks most of the sun while you can still see out.
We added a ceiling fan to keep air moving on warm afternoons. LED downlights sit flush in the flat ceiling and give clean, even light after dark. Downpipes carry roof water to stormwater, so the deck and pool surrounds stay clear.
This patio gives the family a lot more than shade.
It adds real living space. The area now works as a second lounge and dining room, right by the pool.
It works year-round. The insulated roof handles the heat, and the outdoor blinds handle sun, wind and rain. The ceiling fan and downlights extend how long you can use it each day.
It protects what you own. Furniture and the BBQ now sit under cover, out of the sun and weather.
It gives you privacy and safety. The blinds screen the space from neighbours, and the shaded deck is a safer spot for kids and pets. Because the frame is aluminium and the roof is coated steel, upkeep stays low.
We have been designing and building outdoor living spaces since 2013. We are fully licensed and insured, under Licence No. 266141C, and we are proud of our 5-star rating.

Zipscreen outdoor blinds run inside side tracks and use a 95 per cent block-out mesh, so they hold firm in wind and block most rain and sun. They are ideal for closing in a patio quickly. For a fully sealed room you would look at a different product, and we can talk you through the options.
Yes. The insulated roof keeps the space cooler in summer and warmer in the cooler months. Add outdoor blinds, a ceiling fan and downlights, and you have a room you can use in most weather, day or night.
