Winston Hills This sunroom in Winston Hills turned an exposed rear patio into a proper room the family uses every day. The brief was simple. Cut the heat, keep the rain out, and add usable living space before the home goes on the market. We built a 5m x 5m enclosure with Versiclad insulated roofing, an aluminium frame and Alspec Carinya windows, all finished in Woodland Grey.

The home is a single-storey brick house in Winston Hills with a raised rear entertaining area, open on three sides. It caught full sun through the afternoon and became unusable in summer. Rain came in sideways, so furniture and the BBQ had to be moved or covered constantly.
We enclosed the area with a 5m x 5m sunroom. The roof is a 75mm Versiclad insulated panel attached to the fascia, drained by a new fascia gutter. Walls are Alspec Carinya sliding windows above and Versiclad Panelink panels below. Access is through an Alspec 100mm McArthur Evo sliding door.
Inside we fitted LED downlights and power points, so the room works after dark.
The owners wanted more from the back of the house. Their list was practical rather than decorative.
They also wanted the addition to look like part of the house. That drove the colour choice and the roof line.
The first decision was the roof. A single-skin roof over a fully enclosed room traps heat and drips condensation. So we used a 75mm insulated panel, which gives you a finished white ceiling on the inside and a sealed weatherproof surface on top.
The second decision was glazing. We ran Alspec Carinya sliding windows around three sides at head height, with solid Panelink below. That gives good light and cross-ventilation without turning the room into a glasshouse. When the windows are open, air moves straight through. When they are closed, the room stays dry and quiet.
Attaching to the fascia kept the roof line low and tidy against the existing gutter. The new fascia gutter carries water to the downpipes so nothing spills onto the paving below.
The rear of the house sits above ground level on a brick base, with steps down to the yard. The frame had to land accurately on the existing edge beam and stay square with the house wall. We set the aluminium posts to the brickwork so the finished room reads as part of the original structure.
Here is what went into this sunroom in Winston Hills and what each part does for you.
Versiclad insulated roofing is a sandwich panel. Two steel skins with a solid insulating core between them. The core slows heat transfer, so the room stays cooler in summer and holds warmth better in winter. It also cuts rain noise. The underside comes pre-finished, so you get a clean ceiling with no lining or painting.
Carinya is a residential window system built for Australian conditions. The sliding sashes let you set ventilation to suit the day. Aluminium frames will not swell, rot or warp the way timber can.
Panelink is an insulated wall panel with a vertical groove finish. It gives the lower walls a solid look inside and out, and insulates at the same time. It is easy to wipe down, which helps if kids and pets are using the room.
The McArthur Evo is a heavier commercial-grade slider. It runs smoothly, seals well and handles daily use.
Aluminium does not rust like steel or move like timber. It carries the roof load with slim sections, so you get more glass and less bulk. Powder coating in Woodland Grey gives a durable finish that suits the brick and the surrounding roof colours.
Downlights recessed into the insulated ceiling give even light with no hanging fittings. Power points mean you can run a lamp, a fan, a heater or a TV without leads across the floor.
The result is a room, not a covered patio. It has a ceiling, walls, glazing, lighting and power.
The heat problem is solved by the insulated roof and the window placement. The rain problem is solved by the enclosure and the fascia gutter. Furniture and the BBQ stay clean and dry all year.
Day to day, the family gained a second living area. It works as a lounge, a play space for the kids and pets, and a place to have people over. Because it is enclosed and lit, it gets used in July as much as in January.
For resale, a finished, weatherproof room adds more appeal than an open patio.
